Prequalified buyers receive a lower down payment subsidized by a nonprofit who retains the land a dwelling unit is located on. The property, when sold, nets the owner a limited amount of equity per year, must have been occupied by the qualified buyer, and is resold to another qualified buyer as determined by the Co-op. 

Habitat for Humanity of North Idaho has been utilizing this strategy as the cost of land and building materials has increased in Kootenai County. The nonprofit is now building condo-style housing to keep the costs of housing units as low as possible.
