The Arc, a new 38-unit housing development in Post Falls, will hold a soft grand opening from 11 a.m. to 3 p.m. Wednesday to introduce affordable 3-bedroom, 2-bath homes priced at $375,000.

The Arc is located at 324 N. Corbin Road.

Addressing the region’s housing shortage, these turnkey homes are restricted to owner-occupants, with resale limitations designed to preserve long-term affordability for local residents.

Each home features a garage, fully landscaped yards, and a full suite of appliances, allowing first-time buyers to move in seamlessly. 

“A first-time buyer can just bring their personal belongings and furniture,” said Noah Stam, of Stam Structures, the developer leading the project.

The Arc plans to build a complete community with outdoor features to attract young singles, couples and families. Potential amenities include an outdoor gym, pickleball courts, gazebo and barbecue area, and a dog park, which, Stam said, align with the desires of the younger generation of homebuyers.

Stam said he believes in his mission, which reflects a new, community-focused approach to homeownership and offers a tangible solution in a competitive housing market.

“I was born into it and it’s the future for our generation,” Stam said. “I do have the ability, drive and the means to make it a better one for us all.”   

 Kiki Miller, founding member of the Housing Solutions Partnership, said nine homes are sold and nearing completion and a waiting list has been created for the remaining units.
